The research questions are: how why do landowners differ their attitudes to land farming? what are main implications on rural landscapes policy implications? Relationships between urbanisation firstly analysed through a critical literature review; analysis focuses 'landowner' as key actor who actively takes decisions landscape From empirical study – is based Tuscan area (Valdera), addressed qualitative methods great diversity landowners' farming emerge, thus contributing agricultural restructuring, such as: 1) emphasis recreational function countryside for urban people 2) contracting out management, especially when live or/and have 'urban' employment 3) active role hobby farmers management 4) operations simplification lack investments (especially case property rights expropriation). framed three papers, with same questions. It seems evident that subjected functional (e.g. residential) (landscape polarisation), requires need consider landscape increasingly less connected production economic activity; give coherence range interventions (physical planning, landscape, sectoral).
