Policy change, amenity, and spatiotemporal dynamics of housing prices in Nanjing, China

摘要: Abstract Understanding the spatiotemporal heterogeneity of housing market is critical for formulating land/housing policies and achieving sustainable urbanization. This study analyzes transactions at city, community, apartment levels in Nanjing, focusing on effects government policy amenity. We find that prices have appreciated significantly Chinese cities, also vary within cities. changes policies, especially development new urban districts public facilities, influence dynamics prices. Moreover, high-quality schools provided by governments are evidently exerting an increasing values, while proximities to parks, (sub-)CBDs service centers emerge as important factors. can therefore summarize price variation cities largely institutionally driven, dominant agent creating uneven China. suggest should consider need location residential areas improve their access facilities promote intra-urban equality market.
