摘要: Purpose As the “baby boomer” generation continues to enter their senior post-retirement years, provision of affordable retirement housing has become increasingly important for community, practitioners and policymakers. However, relatively little attention date been placed on identifying an effective market mechanism industry independent-living villages meet this increased unprecedented demand. This study aims develop innovative village development model which meets needs all stakeholders including seniors, residents, government. Design/methodology/approach The attributes are as follows: structure individual living units, characteristics, facilities services support mechanisms. The analysis was undertaken based data relating in five Australian states. A hedonic pricing used where price distributions these four aspects were estimated. Findings The results confirmed structures independent units characteristics closely related pricing, followed by supports with a lesser relationship, although not significantly pricing. Research limitations/implications This research is able address entire Australia because available limited. Practical implications This uses supply-side approach assess values, provides up-to-date information assist guiding performance industry. Social implications The evaluations imply that seniors reluctant pay regarded highly sought-after. cost-effective strategy new developments upgrades can be further induced, turn enhance efficiency affordability villages. Originality/value This extends previous studies into presents reliable market-oriented model.
