摘要: Abstract The building sector — following tech's development favor buildings' short-term replacement. This demands substantial construction operations, especially if implies the demolition of superstructures, before reaching their potential lifespan: up to 120 years for modern solutions. With high costs societies, due complex logistics and risks involved: public health, GHG emissions, energy waste, noise, light particles pollution, excessive water consumption, urban restrictions, delays in traffic, et cetera. research aims extend building’s life with desirable gains performance, considering superstructure longevity, supported by technologies on renovation meet requirements set new buildings, as nZEBs. Supported maintenance methodology assess actual performance a Tool simulate each underperforming system renovation, limited passive solutions envelope, quantifying savings shortest investment reimbursement decennial periods. Buildings were assessed, plan simulated, concluding that rehabilitation is only justified under 10% (decennial period) cost, able recover initial performance. Renovation showed increase >10%
