Evaluation of Residential Housing Prices on the Internet: Data Pitfalls

摘要: Many studies have used housing prices on the Internet real estate information platforms as data sources, but differ in nature and quality of they release. However, few analysed these differences or their effect research. In this study, second-hand neighbourhood five online Guangzhou, China, were comparatively performance neighbourhoods’ raw from four for-profit was evaluated by applying same price model. The comparison results show that official residential at city district level are generally lower than those issued websites. similar across each websites due to cross-referencing among central area significantly fewer periphery. variation neighbourhood’s website decreases gradually centre periphery, relative stays stable. hedonic models some inconsistencies with other studies’ findings, demonstrating errors exist neighbourhoods taken platforms. These remind researchers choose sources cautiously should be appropriately cleaned.
