Market potential for smart growth neighbourhoods in the USA: A latent class analysis on heterogeneous preference and choice

摘要: With data from a 2011 National Association of Realtors community preference survey, we examined individuals’ preferences and the resulting market potential for smart growth neighbourhoods in USA. Using latent class choice model, discovered four classes individuals that reveal distinctive behaviours when choosing neighbourhoods, based on interplay between aspects design, socioeconomic characteristics personal attitudes. Based these results estimated demand given way they are planned built. By linking to diffusion model were able evaluate effectiveness proposed neighbourhood design inducing less sprawling development.
